How we price a house move
Fixed quotes, no hourly clock running on the day, and nothing added afterwards. Here is what goes into a price and how to get the best one.

Fixed price, quoted before the day
Almost every job we do is quoted as a single fixed price. We would rather ask a few questions up front and give you a number you can rely on than turn up with an hourly rate and a reason why it took longer. The quote covers the van, the crew, fuel, travel within our 25 mile area, protection materials, dismantling and reassembly where needed, and, for clearances, the disposal and the waste transfer note.
What affects the price
- Volume. How much needs to move or go. A photo of each room or pile tells us most of what we need.
- Access. Stairs, lifts, long carries from a parking court, narrow lanes and restricted parking all change how long a job takes. We ask about them so the price already includes them.
- Distance. Local jobs within our area are priced without a separate travel charge. Long distance moves are quoted as a whole.
- Crew. Single items and small loads are usually one person. Anything larger is two, and big houses may be three.
- Disposal. Clearance and rubbish loads are priced on the volume we take away. Reusable and saleable items reduce the cost, and we tell you when they do.
- Timing. Weekends and month ends are busiest. If you can be flexible we can often do better.
How to get the most accurate quote
- Send photos: each room for a move, or the pile for a clearance.
- Tell us both postcodes and which floor each property is on.
- Mention anything heavy, awkward or valuable: pianos, safes, stone furniture, antiques, motorbikes.
- For larger houses, let us visit or do a video walk-through. It takes fifteen minutes and gives you a firm price.
No hidden extras
We do not charge for stairs we knew about, waiting time we agreed, blankets, straps or the tail lift. If the job changes on the day, for example the loft turns out to be full when it was described as empty, we will talk to you before doing anything different, and agree the price before we carry on.
Pricing questions
Do you charge by the hour?
Only when a job is genuinely open-ended and you prefer it, such as helping to sort a garage. Everything else is a fixed price agreed before we start.
Is there a call-out or travel charge?
Not within our 25 mile area. Travel is built into the fixed price.
Do you charge extra for stairs or flats?
Stairs and lifts are part of the quote. We ask which floor when you enquire so the price already includes it.
How do I pay?
Bank transfer, cash or card on completion. Larger moves may be asked for a deposit to secure the date.
Can saleable items reduce the cost of a clearance?
Yes. If a clearance contains antiques, collectables or good furniture we can sell them on your behalf and offset the proceeds against the price. We tell you what we think is worth selling before anything leaves.
Ready when you are.
